Planning on applying for a home loan, or already applied for a home loan?

If you want to speed up the home loan process, you will need to get your supporting documents ready as soon as possible.

Please Note: Banks might also require additional documents other than listed below, depending on your application and credit profile. We will notify you during your application process, if any and what additional documents are required.

Types of Relationships:

  • Married in Community of Property: If you are married In Community of Property, your spouse will also need to send his/her documents for processing.
  • Married outside of Community of Property: Only the applicant needs to provide his/her documents, only if he/she is the only prospective owner of the property
  • Single, living together, etc.: only the applicant needs to provide his/her documents, only if he/she is the only prospective owner of the property

Employed by a Company or Institution:
  1. Signed “Offer to Purchase” (if you have already made an offer on a property)
  2. Copy of your ID (Smart ID Cards must be front and back)

    1. Monthly earners: latest payslip
    2. Weekly earners: latest 4 consecutive payslips
    3. Fortnightly earners: latest 2 consecutive payslips

  3. Founder ID & Beneficiary ID/Birth Certificate: ID copy for the founder & beneficiaries of the trust. If the beneficiary is a minor, copy of birth certificate. If founder or beneficiary is a company or CC, CIPC CK1 or CK2 required. If founder or beneficiary is a trust, master’s letter of authority required
  4. Auditor’s Letter of Income
  5. Payslips:
    1. Full time employed – monthly fixed income: latest payslip

  8. Trust Bank Statements: latest 3 months’ non-internet stamped bank statements for the trust
  9. Trust Deed: full trust deed
  10. Trust Resolution: resolution confirming person authorised to sign on behalf of the trust, property details & who the independent trustee is, signed by all trustees
  11. Master’s Letter of Authority: showing all trustees
  12. Solvency Certificate: non-trading trust – solvency certificate indicating trust is solvent and has no liabilities
  13. Business bank statements: if the trustee is self-employed, latest 6 months’ stamped bank statements for the business where income is derived.
  14. Financials & Management Accounts: latest 2 years’ comparative financials on the entity, not older than 6 months. If the applicant is self-employed, the latest 2 years’ financials on the company where income is derived. If any financials are older than 6 months, management accounts not older than 2 months required. All financials must be signed by the auditor & all the trustees/members/directors
  15. Signed and Dated Statement of Personal Assets and Liabilities: not older than 3 months for all trustees whether full-time of self-employed
  16. Signed and Dated Statement of Personal Income and Expenses: required if the trustee is self-employed and has a shareholding of 19% or more in a company or is a member of a CC
  17. Lease agreements (if any)
  18. Abridged Income and Expenses Statement

Building Loans

The above-mentioned documents are required for each applicant type, including the following documents:

  3. NHBRC Certificate
  4. Building Plan
  5. Building Quote
  6. Tender and Building Specifications
  7. Waiver of Builders Lien
  8. Builders All Risk Policy
  9. Schedule of Finishes
  10. Arbitration Clause: this is listed as an additional one-pager to the building contract. The arbitration clause page needs to be completed and signed by the builder and the client as an additional arbitration clause in case disputes arise. This one-pager is mandatory for FNB and Standard Bank
